Am I allowed to Airbnb my second home in Las Vegas?

In Henderson, yes: owner-occupancy is not required, so a second home can be registered if it clears the 1,000 ft separation, the resort buffer and the HOA requirement. In the City of Las Vegas, effectively no: the owner must live in the home during every stay, which rules out a true second home. In North Las Vegas it requires a discretionary Conditional Use Permit checked by hand. In unincorporated Clark County no new licenses are being issued at all.

No new licenses are being issued. The only application window ran from September 2022 to August 2023 and was awarded by lottery. Roughly 230 licenses exist against an estimated 16,000 listings. A December 2025 federal injunction blocked enforcement of parts of the ordinance, but that does not create a licensing path, and the county is appealing.

Yes, and we use it. North Las Vegas publishes a Conditional Use Permit layer, and we measure your parcel against all 297 permitted and applied parcels in it. The real catch is different: the 660 ft separation counts proposed applications, not just approved ones, and an application filed last week may not be in the published layer yet. So a clear result here means clear against the current layer. For North Las Vegas we still recommend confirming pending files with Planning and Zoning before you commit money.

In Henderson, no: the registration is only valid for the owner at issuance and terminates on sale. In unincorporated Clark County an existing license can transfer, which is why licensed county properties trade at a premium.
